August 2025 Market Snapshot

“The month of August was a very vibrant month for Nantucket real estate. Preliminary data shows there were 30 transactions totaling $180 million, by far the biggest month of the year from a dollar volume perspective, thanks to the fact that the high-end of the market finally perked up. There were four transactions above $10 million, including the highest sale of the year at $26.5 million for 86 Pocomo Road. August contract activity was also quite strong, rising above July purchase activity with 56 new recorded contracts. Total property inventory decreased on a year-over-year basis as strong sales made a dent in listing inventory. For more data and market information, visit FisherNantucket.com.”
