“Amid a series of headline-making luxury sales, Nantucket recorded one of its highest-grossing months of real estate activity on record in October. Preliminary data show 37 transactions totaling approximately $361 million, effectively tying the island’s all-time record for monthly dollar volume. By comparison, in October 2021 there were 108 transactions totaling the same $361 million.

The key difference between these two record-setting months lies in the strength of the ultra-high-end market. In 2025, there were nine transactions exceeding $10 million, including the highest sale at $37 million. In 2020, by contrast, there were six such sales, with the top transaction reaching $20 million.

Beyond these standout figures, overall contract activity declined—consistent with typical seasonal patterns—and inventory levels continued to fall below those of a year ago. We’ll be covering more on October activity in our monthly report…”
